Work Completed: October 11, 2013 Hire Again? = YES Approx. Cost = $2,200.00 Description of Work: We have used Landeros for all of our roof issues for years. Would not think of going to anyone else. The latest issue was dry rot in eaves on our second story. The repairs involved pulling that part of the roof apart, reframing, putting things back together and painting the new fascia boards. Everything was done perfectly.

Hire Again? = YES Approx. Cost = $2,500.00 Description of Work: Cleaned all Valley flashings. Repaired leaking underlayment. Swept all the areas clear of debris. Cleaned gutters.
A. LEAK REPAIR: 1. Removed/saved the roof tiles on the right side 1st story along the 2nd story wall, ~10-ft from bottom of the 2nd story valley to bottom of the 1st story gable roof valley on the left side. 2. Removed/saved the roof tiles and wood battens from the sides of both valleys on the 1st story gable roof between the 2nd story wall and chimney to expose the valley flashings (~3-4 tiles out on each side by the entire length of each valley). 3. Swept the flashings clear of all loose/impacted debris. 4. Removed/saved the two valley flashings to expose the damaged/ leaking underlayment. 5. Swept the areas clear of loose debris. 6. Applied an integrated #30 felt underlayment patch, using G.A.P. Type 30 Asphalt ASTM, over each damaged area. 7. Reinstalled the saved valley flashings. 8. Reinstalled the saved wood battens and roof tiles.

We had Steve the owner out for our roof repairs in Fremont a couple of times, and we have also recommended him to our friends and neighbors who all like his work. Steve is always on the job for repairs. He would explain clearly what needs to be done and let us see the pics of the problem areas. We could talk with him directly of any concerns and have our questions answered which make things much easier. Julie his wife is the office administrator. She is very detailed and reliable and keeps things organized and communicates well with customers. She is always responsive. I really appreciate your professional way on communication to your customer. At this point, I am not planning for a second opinion nor looking for lower price, the only request I'd like to make is: Can you put in contract the warranty time till 5/31/2015 which is 1.6 years? That will cover 2 raining seasons which makes me more comfortable on the quality of the work. If this is fine with you, please send me your contract and start preparing the project for 10/25/2013."
